Villa Silvia is located in the delightful town of TreCastelli (Ripe), in the province of Ancona. It has about 4,400 inhabitants and is situated halfway between the provinces of Pesaro and Ancona (45 minutes far from both), only 14 km from the famous “spiaggia di velluto (velvet beach)” of Senigallia. In the town the property is located, we can find the typical streets of a town of the hills of Le Marche. These streets will lead you to other typical towns and villages, most of which boasting incredible walls. If you go west, you'll find the mountains of the “Appennino Marchigiano”, until you'll find the famous Gola del Furlo.

Thanks to a highway one can get to the inland of the region and to the beautiful cities of art of the Umbria region (Gubbio, Perugia, and, if you keep going west, Rome, in the Lazio region).
Villa Silvia is located along the main street of TreCastelli (Ripe), in via Umberto Primo n. 37, down a private street. It's located in close to all the services: Carabinieri, post office, pharmacy, bank etc.
The position is very sunny, yet refreshed by the plants of the garden. So, the house is quiet and private, yet not isolated, situated by another villa with garden, and close to other buildings. The eastern side, with breathtaking views of the rise of the sun from the surrounding hills, and the southern side, with view of the garden, are completely immersed in the nature.
Upon entering the villa, you'll find, on the ground floor, on your left, a study room (that can be used as small bedroom as well) with big window. Going back to the entrance, one can go to the corridor leading to the sleeping area, separated from the living one by means of a door. If you want, you can decide to go upstairs, to the attic. The sleeping area consists of: 2 bedrooms, one of which is a master one, furnished with hand,ade furniture of the early twentieth century. The other bedroom is a single one, with east-facing window. Lastly, there's a recently restored bathroom. The attic includes a open-space with French door leading to an east-facing terrace. There are two rooms, a small terrace (south-facing) and a beautiful abthroom with small terrace (west-facing). This area lends itself to being used in several different ways according to your needs. From the entrance, one can go down and reach the basement room. It's big and boasts big French sliding doors thanks to which you'll feel like being outdoor. It is furnished and has a big fireplace. From here you can get to the garage, bathroom, cellar and broom closet, which, in turn, has a door to get to the garden.
Condition of the house
Immediately habitable. All the floors are well-maintained and the master bedroom has a cork floor built a few years ago. Despite the big glass walls, the house is well heated thanks to the double-glazed windows and to the methane-powered air convector. The property is equipped with all the main services and is almost completely furnished. It includes also a 800 m² building area, currently used as vegetable garden and garden. If you want, you can use this land to enlarge the current house.
The house can be both inhabited all year long, or used as holiday house.
Taxes related to the transfer of ownership are: 9% for a second house, while 2% for first house.
