This is and end of terrace south-facing duplex apartment which is part of a complex of 12 modern apartments, with a small condominium garden, parking spaces, other green areas plus its own parking space. It has lovely views of  the medieval village of Castelnuovo Magra, Fosdinovo, the Apuan Alps and a slight view of the sea, from the top floor. The nearest beaches are 4 miles away. The property is in a small hamlet called Caniparola, part of Fosdinovo, which in turn is in the Massa Province. This is the undiscovered Tuscany and the most attractive part of this stunning and famous region of Italy.
 The area is wonderful due to its proximity to the sea – with the beaches of northern Tuscany and southern Liguria, the mountains nearby  – the marble mountains of Carrara and the Apuan Alps, medieval villages galore, interesting towns such as Sarzana, La Spezia, Carrara, the Bay of Poets, Cinqueterre area and a little further afield Lucca, Pisa and even Florence.

The area from May to October hosts an incredible amount of food-fairs, wine-fairs, concerts (la Versiliana, Puccini Festival in Torre del Lago, Lucca music festival, to name but a few), regattas, medieval festival, the Festival of the Mind, pop concerts, open-air theatre, antique fairs, gastronomical events etc. The sea and the mountains, both very close by, provide many other types of activities, such as boating, sailing, diving, trekking, skiing in the winter etc.

The closest airport would be Pisa (served by many charter flights from the UK, as well as British Airways) which is a mere 45 minutes’ drive away, otherwise Genova is 1 hour away and Florence is 1 and a half hours away, plus there is also the airport of Parma which is one hour’s drive away too. The closest railway station is in Sarzana, 2.5 miles away.

The apartment dates from 2006.  It is 45m square on each floor, and on the first level there is the kitchen, dining-area, lounge, and bathroom plus 2 balconies. On the top level (attic floor) there are 2 double bedrooms, a bathroom and 2 terraces. Each window/balcony/terrace has a lovely view, and the area is quiet, yet close to everything. In 10 minutes’ drive you can be at the beach, in 5 minutes’ drive in Sarzana, yet in 10 minutes’ walking distance you have a supermarket, post office, bank, baker’s,  a pizzeria, dry-cleaner’s, restaurants and shops.

The apartment is also partly furnished due to the existence of specially made fittings (wardrobes in the bedrooms, kitchen furniture etc.). It has independent gas and central heating. There is air-conditioning in the bedrooms, although it is cool at night even in the summer. The windows are double-glazed.

It is ideal as a holiday home or even a permanent residence, with its attractive location.  For those who wish to purchase it as an investment and rent it out in the summer, the average weekly rent for such an apartment is around 700 euro and can accommodate four people comfortably.  We are very happy to manage the property after we sell it should the purchaser be interested.
There is no need to do any work to this apartment as it is in perfect order. For a small extra fee we can include all the furnishings, machines etc. so that all you will need are the keys to the apartment and you will find everything there!
