This three floors house (170 sqm) is located in the old walls the surround the historical centre of Fratta Todina (215 metres on the sea level), a typical medieval town fortified by Braccio di Montone, that looks towards the Middle Valley of the river Tiber. The house has an independent entrance and it is completely and elegantly restored with high quality materials, pavements made of handmade cotto tiles, a fireplace covered with majolica tiles, window fixtures made of solid wood (ash) with thermal double glasses, original old floors wooden slabs with cotto tiles. At the ground floor there are two rooms with the ceiling made of wooden beams in view; the windows have still the shape of the arrow loops of the old town walls. One of these rooms is directly linked with the outside, and the other one could be easily used as bedroom. A stair leads to the first floor, where the main entrance is. On this level there are other two rooms with wooden beams in view, one with fireplace too. Another stair leads to the second floor, where you can find a wide living room with panoramic view towards the valley from the windows. A few steps lead to the kitchen, the bedroom and the bathroom with hydro-massage bathtub. There is another little toilet between the first and the second floor.
All the building’s systems are compliant with legal standards. The heating system, with new condensing boiler, is divided in two portions: one works at the ground floor and first floor, the other in the wide living room, the bedroom, the kitchen and the bathroom.

The building is well located in order to visit the other important towns of the area, such as Todi, Assisi, Spoleto, Foligno, Orvieto, Deruta, Spello, Amelia, Perugia and Terni in less that one hour by car. From Fratta Todina you can arrive to Perugia in 30 minutes and to Rome in only one hour. In 30 minutes by car you can reach the airport of Perugia, from which you can go to Bruxelles, Dusseldorf, London, Barcelona, Bucarest and Tirana and to all the other cities in the world, with a stopover at the airport of Rome. If you prefer, you can reach the airports of Rome (Ciampino, where many low-cost companies stop over, and Fiumicino) by car or bus in around one hour.

The Umbria region is the background of a lot of events, local fairs, concerts, theatre performances, open-air markets and festivals all the year long. The most important are Umbria Jazz, Eurochocolate and the Two Worlds Festival of Spoleto, an international event of music, dance, art and culture. Besides, in many little towns people organise medieval representation (as jousts and street parades) and town festivals where you can taste the local food and wine.

In May, the San Michele Arcangelo Fair, a local exhibition of handicraft items and local typical products. During this Fair, the town goes back to its medieval times, people wear medieval clothes, show how the old workshops worked and organise an historical parade with a “Towers Palio”.
In July, the local fair “Fratta Todina in Festa”, an exhibition of old games, music shows and a long table with local food along the main street of the town, where you can feel the typical fragrances and the atmosphere of the old town fairs.
During the Christmas feast days people organise a living nativity scene and a Christmas concert with a fireworks show.
