The farmhouse is situated on a small slope, on one side overlooking Todi, on the back is surronded by holm oaks and red oaks from Martani mountains. The position allows a very relaxing and panoramic view and at the same time it is comfortable for visiting the main cities of Umbria. The entrance Massa Martana-Bastardo of the motorway E45 (Orte-Cesena) is reachable in less than 10 minutes.
It is an old country farmhouse composed of two main bodies made of stone connected by a courtyard; the original structure dates back to the XVIII century and in 2001 it was restored respecting the local style, mantaining the architectural design, conserving the wood beams, the slippers and the old roof tiles. For the attention to the environmental regulation it has obtained the Ecolabel certification.
On the first floor there are two large apartments, each one has an entrance through a separate staircase and a different entrance path with driveway. There is also a lift. On the ground floor there are small apartments that can be used as B&B or as holiday home.
Pinturicchio, green-coloured – It is a one-room apartment with private entrance. It has the living room with sofa, kitchen corner and bathroom with shower.
Raffaello, light blue-coloured – It consists of a double bedroom, a bathroom with whirlpool shower, a living room with two armchair-bed and kitchen corner.
Perugino, pink-coloured - It consists of a double bedroom, a bathroom with whirlpool shower, a living room with sofa-bed and kitchen corner with microwave oven.
Giotto, orange-coloured – It is a two-room apartment with private entrance. It has a bathroom equipped for disabled people and a big living room with two armchair-bed.
On the outside there is a wide fenced-in land divided in various areas and a pool.
The water supply is guaranteed from the aqueduct and a tank connected to the roof of the property.
The heating system is composed of 2 gas cylinder with 1600 l of LPG that are separated and regularly buried. There is also a solar heating system with 13 panels at high performance. A part of the house has a floor heating system and the other has radiators. There is the system for the Wi-Fi and the satellite TV.
The disposal of the sewage is assured by a septic tank with dispersion with authorization n. 909/08, prot. n. 0471133, procedure n.159/2008 certified.
